Creative Finance Consulting
Not every property should be bought with a conventional loan, and not every seller wants a conventional sale. We consult on creative finance structures in real estate — seller financing, subject-to acquisitions, wraparound structures, lease options, hybrid down payment structures, and the Morby Method — so that buyers and sellers understand how each structure works, what it costs, and what can go wrong.
We walk through the mechanics, the documents, the risks, and the exit before anyone signs. Creative structures are powerful, and they are unforgiving when they are misunderstood.

It is not legal, tax, or accounting advice, and it is not a substitute for review of your transaction by a licensed attorney and a qualified tax professional in the jurisdiction where the property is located. Private Money Lending: Protecting Your Position
Most people who lend private money lose money for the same reason — they funded on a handshake and a promise instead of on documents and collateral. We provide guidance to private lenders on how a loan should actually be secured.

We help you understand the questions: which entity holds which asset, how the entities relate to each other, how income and expenses should be tracked during the year, what your books need to look like, and which specialist you actually need in the room. Then we coordinate the engagement and keep it moving.
